The UAE government has announced significant changes to the Golden Visa program in 2024. Previously, individuals were required to purchase a property valued at 2 million Dirhams and pay a minimum of 1 million Dirhams up front to qualify for Golden Visa (property type can be residential, commercial or industrial). However, the government has eliminated the 50% down payment requirement. Now individuals only need to pay the booking amount, which typically involves around a 20% down payment and 4% DLD (Dubai Land Department) fee to apply for the Golden Visa. This change is expected to stimulate significant growth in the real estate market once more. If you’re considering purchasing property, now is the opportune time to seize the Golden Visa opportunity.

For properties purchased directly from the developer, you will need to pay the Dubai Land Department for issuing the Title Deed (AED 520), an administrative fee (AED 4,200), and 4% of the property value also to the Dubai Land Department (DLD).

For properties financed through a mortgage or home loan, you will need to pay a Mortgage Registration Fee to the Dubai Land Department equal to 0.25% of the total mortgage value plus AED 290 administration fee. Your property broker can charge an agency fee of 2%, but this is negotiable.

For apartments and villas, service fees for ongoing maintenance and repairs are charged on a per square foot basis and hence will vary depending on your property. The cost to set up utilities (DEWA) ranges between AED 2,300 for an apartment and AED 4,000 for a villa, depending on the number of meters installed, location and property size.
